Roaming Building Engineer, HVAC & Facilities Maintenance
Overview
You will own building operations across Montgomery County, Northern Virginia, and parts of Prince George's County, covering multiple commercial facilities. You will respond to tenant work orders, perform preventive maintenance, and repair HVAC systems including boilers, air handlers, cooling towers, and pumps. The role includes water treatment testing, fire pump checks, and emergency generator testing. You will mentor less experienced team members and work with portfolio engineering leadership. This is a permanent, fully onsite role in Germantown, MD, with a company vehicle and gas card.
What You'll Do10
- 1Respond to and complete tenant work orders within 24 hours, ensuring high satisfaction.
- 2Perform preventive maintenance and repairs on HVAC equipment including boilers, air compressors, air handlers, self-contained units, rooftop units, cooling towers, pumps, fans, and motors.
- 3Conduct water treatment testing on chilled water, condenser water, and hot water systems, adjusting chemical levels as needed.
- 4Test fire pumps and emergency generators weekly, documenting readiness.
- 5Paint mechanical rooms, equipment, and piping to maintain a clean, safe environment.
- 6Execute minor carpentry tasks to support facility upkeep.
- 7Use CMMS and mobile devices to manage work orders and communicate with the team.
- 8Mentor junior team members on safe maintenance practices and equipment operation.
- 9Follow safety protocols when handling electrical, chemical, and mechanical hazards.
- 10Support on-call rotation every 3-4 weeks for after-hours issues.
Requirements10
- 15+ years hands-on experience with HVAC systems, including troubleshooting and repair of boilers, air compressors, air handlers, cooling towers, and pumps.
- 2Strong knowledge of plumbing systems and facility maintenance practices.
- 3Familiarity with building automation systems (BAS) and pneumatic controls.
- 4Ability to perform water treatment testing and interpret chemical levels.
- 5Proficiency with CMMS software and mobile devices for work orders.
- 6Experience in commercial or multi-building facility maintenance.
- 7Basic carpentry and painting skills for minor repairs.
- 8Valid driver's license to operate a company vehicle across multiple sites.
- 9Willingness to be on call on a rotating schedule and respond after hours.
- 10Certification such as EPA Section 608 or HVAC Excellence is a plus.
