Maintenance Tech II, HVAC & Building Systems
Overview
Own maintenance operations for a large continuing care retirement community, handling HVAC, plumbing, electrical, and appliance repairs across residential and commercial spaces. Report to the lead technician and supervisor, using a Maintenance Management System (CMMS) to document work orders and resolutions. Work full-time with a consistent schedule, plus on-call rotation for emergencies. This role combines hands-on technical repair with a supportive team, offering CFC certification and growth opportunities.
What You'll Do8
- 1Troubleshoot and repair residential and commercial HVAC systems including split systems, heat pumps, and package units.
- 2Diagnose and fix plumbing issues such as leaks, clogs, and valve replacements, ensuring water quality and pressure standards.
- 3Perform electrical repairs on outlets, switches, panels, and lighting, following National Electrical Code safety standards.
- 4Service and maintain laundry and commercial kitchen equipment like washers, dryers, and dishwashers to minimize downtime.
- 5Maintain domestic water systems, fire protection, and alarm systems, performing inspections and tests as required.
- 6Respond to residential work orders within 24 hours, documenting completion and resolutions in the Maintenance Management System.
- 7Assist with routine building upkeep including drywall, painting, and minor carpentry to maintain facility appearance and safety.
- 8Participate in on-call rotation to address after-hours emergencies, ensuring prompt response and resolution.
Requirements7
- 13+ years of progressive experience in general maintenance, with hands-on work in HVAC, plumbing, and electrical systems.
- 2CFC certification or ability to obtain within 90 days of hire, demonstrating refrigerant handling competency.
- 3High school diploma or GED equivalency, with a valid driver's license for travel between buildings.
- 4Proficiency in using Maintenance Management Software (CMMS) to log work orders and track asset histories.
- 5Physical capability to lift 50 lbs, climb ladders, and work in confined spaces like crawl spaces and attics.
- 6Availability to work Tuesday-Saturday 7:30am-4:00pm, with rotating weekends and on-call shifts for emergencies.
- 7Strong safety mindset, adhering to OSHA guidelines and using personal protective equipment (PPE) correctly.
