Overview
Own the maintenance and appearance of Hampton Apartments, a multi-family property in Clearwater, FL. You will repair and maintain HVAC, electrical, plumbing, and structural systems across vacant and occupied units, ensuring safety and curb appeal. You'll work under the Capital Maintenance Officer, with support from a dedicated asset management team. What You'll Do8
- 1Diagnose and repair HVAC and refrigeration systems, excluding freon handling, to keep units comfortable year-round.
- 2Fix electrical issues, from outlets to panels, ensuring code compliance and tenant safety.
- 3Repair plumbing leaks, clogs, and fixtures to prevent water damage and maintain functionality.
- 4Perform carpentry and drywall repairs to restore walls, doors, and trim after tenant turnover.
- 5Troubleshoot appliances, including stoves, refrigerators, and washers, extending their lifespan.
- 6Maintain grounds by removing trash and plant debris, enhancing the property's appearance.
- 7Complete make-ready tasks in vacant apartments, from painting to fixture installation, for swift occupancy.
- 8Respond to on-call emergencies, using Windows and MS Office to log work orders and track progress.
Requirements8
- 11+ year of experience in trades including carpentry, plumbing, HVAC, refrigeration, appliances, or electrical maintenance.
- 2High school diploma or GED certificate.
- 3Valid Florida Driver's License and ability to operate a motor vehicle.
- 4Computer proficiency in Windows OS and MS Office software.
- 5Knowledge of safety, fire prevention, and first aid techniques.
- 6Capable of performing measurements and mathematical calculations accurately.
- 7Ability to work in confined areas, rooftops, and underground spaces.
- 8Lift and carry items weighing up to 50 pounds.
