Maintenance Technician, HVAC & General Repair
Overview
Own the upkeep of a modern residential portfolio in San Jose, ensuring every apartment and common area remains safe, functional, and move-in ready. Handle repairs across HVAC, electrical, plumbing, and carpentry while leading turnover and preventative maintenance. Collaborate with a tight-knit facilities team and report to the Facilities Manager. This role stands out for its mix of hands-on repair work and resident-focused service, with EPA Certification required and HVAC Certification a plus.
What You'll Do8
- 1Perform repairs across HVAC, electrical, plumbing, appliances, and drywall, addressing work orders within 24 hours.
- 2Prepare vacant apartments for move-in by completing turnover repairs, inspections, and cosmetic upgrades.
- 3Conduct monthly property inspections to catch safety hazards and maintenance needs before they escalate.
- 4Track and organize maintenance supplies, tools, and replacement parts to keep inventory ready.
- 5Maintain working knowledge of building emergency systems and equipment shutoffs to ensure resident safety.
- 6Adhere to company safety protocols and promptly report hazards or incidents to management.
- 7Respond to service requests professionally, building rapport with residents and vendors.
- 8Support on-call rotation and follow key control and emergency response procedures.
Requirements8
- 1High school diploma or equivalent.
- 23-5 years of hands-on experience in HVAC repair, plumbing, electrical, and general maintenance.
- 3Ability to respond to work orders via text and email within one business hour.
- 4Willingness to accommodate an on-call schedule, including weekends and holidays.
- 5EPA Certification required.
- 6HVAC Certification preferred.
- 7Spanish proficiency is a plus.
- 8Proficiency in English required.
