Reporting to senior leadership, you will work directly with borrowers, legal, compliance, and investors to resolve complex collateral requests within SLAs. With intermediate knowledge of MERS, title reports, and legal descriptions, you will balance high-volume tasks with precision. What You'll Do10

  • 1Review and abstract land records, title reports, and mortgage documents to identify needed actions for perfecting security interests or completing borrower requests.
  • 2Prepare and execute mortgage documents such as Lien Releases, Assignments of Mortgage, Allonges, Lost Note Affidavits, Partial Releases, Modifications, and Subordinations.
  • 3Audit prepared documents for accuracy and completeness against investor and client guidelines, meeting task SLAs.
  • 4Resolve inquiries from vendors, investors, and portfolio managers with clear, professional communication.
  • 5Manage daily task queues and exception reports to prioritize workload and meet volume targets.
  • 6Log all actions and follow-ups in servicing systems, including MERS database updates for mortgage servicing rights transfers.
  • 7Administer and audit MERS signing authority and executed documents to maintain compliance with membership rules.
  • 8Run monthly inventory audits with custodians, file centers, and on-site file rooms.
  • 9Generate reports for management, investors, and vendors on collateral status and exceptions.
  • 10Provide feedback to senior team members and leadership on process improvements and potential issues.

Requirements10

  • 12-4 years of experience in document administration or mortgage servicing.
  • 2Intermediate knowledge of mortgage servicing systems, image repositories, and MERS.
  • 3Skill in abstracting land records, reading title reports, and interpreting legal descriptions and surveys.
  • 4Experience with documents for perfecting security interests, including Assignments, Releases, and Subordinations.
  • 5Understanding of investor requirements for perfected collateral delivery and certification.
  • 6Familiarity with foreclosure and bankruptcy documentation requirements.
  • 7Strong written and verbal communication for vendor and inter-departmental coordination.
  • 8Proficiency in MS Office with Excel pivot tables and formulas for data summarization.
  • 9Research and analytical skills to apply state laws to document preparation.
  • 10High school diploma or equivalent; associate or bachelor's degree preferred.
