Overview

As a Loan Document Specialist at Newrez, you own the complete document lifecycle for mortgage loans, ensuring clear chain of title for our serviced portfolio. You review and prepare critical documents like Assignments of Mortgage, Lien Releases, and Partial Releases, working directly with borrowers and investors. You abstract land records and title reports, and collaborate with legal, compliance, and custodians to keep every loan file audit-ready. Your work directly impacts the speed and accuracy of loan transactions, and you serve as a resource for junior team members. This role offers deep exposure to MERS and Investor Guidelines in a high-volume servicing environment.

What You'll Do9

  • 1Review and abstract land records, title reports, and mortgage documents to determine required actions for perfecting security interests or processing borrower requests.
  • 2Prepare and execute documents such as Assignments of Mortgage, Allonges, Lost Note Affidavits, and Corrective Documents for loans with varying complexity.
  • 3Audit prepared loan documentation for accuracy and completeness against SLA standards.
  • 4Respond to inquiries from vendors, investors, and portfolio managers with professional detail.
  • 5Manage daily task queues and exception reports to meet turnaround times.
  • 6Update loan systems and annotate follow-ups to maintain accurate records.
  • 7Generate reports for management, investors, and vendors.
  • 8Perform bulk updates to the MERS database and audit system compliance with MERS rules.
  • 9Conduct monthly inventory audits with custodians and internal file rooms.

Requirements10

  • 12-4 years of experience in document administration or mortgage servicing.
  • 2High school diploma required; Associate or Bachelor's degree preferred.
  • 3Intermediate knowledge of mortgage servicing systems, image repositories, and MERS.
  • 4Proficiency in abstracting land records, reviewing title reports, and reading legal descriptions.
  • 5Working knowledge of documents that perfect security interest, transfer ownership, or modify mortgage terms.
  • 6Ability to interpret investor, Foreclosure, and Bankruptcy requirements for perfected collateral.
  • 7Strong written and verbal communication skills.
  • 8Advanced Excel skills including pivot tables and formulas.
  • 9Proficiency with Microsoft Office (Word, Outlook, Excel).
  • 10Familiarity with state laws affecting real estate transactions.
