Document Control Specialist, Mortgage Servicing
Overview
You will own the review, preparation, and recording of mortgage documents to secure the chain of title for loans serviced by Newrez. Working directly with borrowers, investors, and legal partners, you will abstract land records and prepare documents such as lien releases and assignments. You will ensure compliance with investor guidelines and MERS requirements. This role offers the chance to become a subject matter expert in mortgage documentation and title resolution.
What You'll Do10
- 1Review and abstract land records, title reports, and mortgage documents to determine the required paperwork for perfecting security interest or completing borrower requests.
- 2Prepare and execute documents including Lien Releases, Assignments of Mortgage, Allonges, and Lost Note Affidavits for loans with varying complexity.
- 3Verify prepared documentation for accuracy and completeness against standards and task SLAs.
- 4Resolve inquiries from vendors, investors, and portfolio managers with clear, professional communication.
- 5Monitor daily task queues and exception reports to complete assigned duties within SLAs.
- 6Update loan systems and annotate all actions taken to maintain accurate records.
- 7Generate required reports for management, investors, and vendors.
- 8Perform bulk updates to the MERS database to reflect changes in mortgage servicing rights and ownership.
- 9Audit MERS signing authority and executed documents to maintain compliance with membership rules.
- 10Conduct monthly inventory audits with custodians, file centers, and the onsite file room.
Requirements10
- 12-4 years of experience in document administration or mortgage servicing.
- 2High school diploma or equivalent required; associate or bachelor’s degree preferred.
- 3Intermediate knowledge of mortgage servicing systems, image repositories, and MERS.
- 4Ability to abstract land records and review title reports, legal descriptions, and surveys.
- 5Familiarity with foreclosure and bankruptcy requirements for perfected collateral.
- 6Strong time management and prioritization skills to meet deadlines and volume goals.
- 7Proficiency in MS Office including Word, Excel, and Outlook.
- 8Experience using Excel pivot tables and formulas to merge and analyze data.
- 9Professional written and verbal communication skills.
- 10Research and analytical skills to interpret state laws affecting mortgage documents.
