Title Processor, Real Estate & Mortgage
Overview
You will own the end-to-end title processing for residential mortgage transactions, ensuring every document complies with local, state, and federal regulations. You will manage a high volume of title searches, tax certifications, and attorney opinion letters, clear exceptions at closing, and prepare Closing Protection Letters (CPLs) and Conditional Clear to Close (CTC) forms. You will act as the liaison between the company and external clients, coordinating with outsourced partners to quality-control title commitments and property reports. In this on-site role, you will work within a team of processors and underwriters, reporting to the Title Operations Manager. What You'll Do8
- 1Obtain and research public title records, tax certifications, and attorney opinion letters using Windows, Microsoft Word, Excel, and Outlook.
- 2Review title search materials for vesting, requirements, and exceptions to be cleared at closing, verifying legal descriptions, liens, and judgments.
- 3Examine tax certifications and attorney opinion letters for completeness and correctness, flagging discrepancies for resolution.
- 4Act as liaison between the company and external clients, coordinating with outsourced partners to prepare and quality-control title commitments and property reports.
- 5Prepare Closing Protection Letters (CPLs), verify correct underwriter selection, and confirm accurate wiring instructions are published in the file.
- 6Prepare Conditional Clear to Close (CTC) forms and deliver all required title materials, including Commitments, CPLs, Wiring Instructions, and Tax Certifications, within agreed SLAs.
- 7Ensure all filings and documentation comply with applicable local, state, and federal regulations, documenting corrections as needed.
- 8Perform related duties as assigned by management, including supporting audit requests and process improvements.
Requirements9
- 11+ year of title processing or relevant real estate/title industry experience preferred.
- 2High school diploma or equivalent required.
- 3Proficiency with basic computer applications, including Windows, Microsoft Word, Excel, Outlook, and internet-based systems.
- 4Excellent oral and written communication skills, with the ability to convey information accurately to clients and partners.
- 5Strong attention to detail, ensuring accuracy in legal documents and records.
- 6Ability to work independently and complete assignments within established guidelines.
- 7Strong problem-solving and analytical skills, with the ability to manage multiple deadlines in a high-volume environment.
- 8Knowledge of standard title processing practices and procedures.
