Maintenance Supervisor, Property Management & Team Leadership
Overview
Own maintenance operations for a multi-property portfolio, leading a team of technicians and support staff to ensure timely work orders and efficient turns while controlling costs. Build and mentor a cohesive maintenance group that delivers high quality repairs, safety, and curb appeal. Collaborate with the Property Manager on scheduling, vendor management, and compliance, and contribute to continuous improvement in maintenance processes.
What You'll Do10
- 1Lead maintenance team to execute work orders, turns, and preventative maintenance on schedule
- 2Monitor and document project progress ensuring timely follow up with the Property Manager
- 3Manage vendor performance and ensure compliance with company guidelines
- 4Oversee inventory and shop organization to support timely completion of work orders and turns
- 5Ensure safety standards, OSHA compliance, and proper handling of MSDS materials
- 6Maintain property curb appeal and daily upkeep of buildings, grounds, and pool facilities
- 7Control costs per unit and utility expenses through policy adherence and efficiency measures
- 8Provide ongoing coaching, mentoring, and performance feedback to staff
- 9Communicate clearly with residents, team, and Property Manager to ensure satisfaction and retention
- 10Inspect and verify maintenance work for quality and safety at all properties
Requirements9
- 1High school diploma or equivalent
- 2At least two years related experience required
- 3At least one year related Management experience required
- 4Must be able to lift up to 30 pounds
- 5Valid Arizona Driver's license and clean driving record
- 6Reliable transportation
- 7Strong supervisory and leadership skills
- 8Excellent verbal and written communication skills
- 9Excellent organizational skills and attention to detail
