Maintenance Supervisor, Property Maintenance & Team Leadership
Overview
Own and oversee maintenance for a 162 unit family community at Aurora Apartment Homes in Gold River CA. Lead a maintenance team to ensure timely work orders, quality repairs, and safety compliance while aligning with community goals. This role focuses on hands on supervision, vendor coordination, and ensuring curb appeal at scale. You’ll work with a collaborative team and contribute to resident satisfaction and property value.
What You'll Do10
- 1Build and supervise the maintenance team to complete work orders on schedule using an electronic system
- 2Lead periodic property walks and inspections to maintain safety and curb appeal
- 3Coordinate with the Community Manager and third party vendors on major repairs
- 4Train and develop maintenance staff and conduct performance reviews
- 5Own the inventory, purchasing, and scheduling of maintenance projects to ensure timely availability of supplies
- 6Ensure compliance with Fair Housing ADA Fair Credit Reporting Act EPA OSHA and HAZCOM standards
- 7Monitor utility meters and shutoffs and manage exterior lighting and safety systems
- 8Drive continuous improvement by suggesting efficient, high quality maintenance processes
- 9Scale operations by balancing independent work and collaboration with team members
- 10Maintain documentation and reporting for budgets GL codes and maintenance metrics
Requirements10
- 1Two or more years of maintenance experience preferably in an apartment community
- 2Supervisory experience in maintenance
- 3Proficiency with Microsoft Word and Excel
- 4Valid driver's license and reliable transportation
- 5Experience with plumbing electrical repairs light carpentry painting unit turns and cleaning
- 6Ability to work a Monday Friday schedule with occasional overtime weekends and on call emergencies
- 7Knowledge of safety and regulatory standards including EPA OSHA and hazmat handling
- 8Strong communication and teamwork skills
- 9Demonstrated ability to manage schedules and vendor relationships
- 10Commitment to property maintenance standards and resident satisfaction
