Overview
You own the physical health of a multifamily property, keeping exteriors and interiors at RPM Living standards while controlling costs. You lead a team of Maintenance Technicians, coordinate with the Community Manager, and drive net operating income through efficient repairs and preventative maintenance. Your expertise in HVAC, electrical, and plumbing keeps units turnkey and residents renewing. You operate with autonomy, backed by weekly pay and a clear path upward through RPM's career training.
What You'll Do8
- 1Direct the maintenance staff, developing a skilled team via hands-on mentoring and training in repair techniques.
- 2Drive resident retention by resolving work orders within 24 hours, prioritizing urgent requests and closing feedback loops.
- 3Own the maintenance budget, negotiating supplier contracts and processing POs to keep costs at or below approved levels.
- 4Build a preventive maintenance calendar for HVAC, electrical, and plumbing systems, reducing emergency calls by 30%.
- 5Audit property safety, enforcing OSHA standards and fire codes during weekly inspections and construction projects.
- 6Respond to after-hours emergencies, coordinating staff and vendors to restore service within SLA.
- 7Maintain accurate records in Yardi or similar software, tracking work orders, inventory, and inspection results.
- 8Liaise with the property manager daily, aligning maintenance priorities with resident feedback and leasing goals.
Requirements8
- 12+ years in multifamily maintenance, with hands-on repair of HVAC, electrical, and plumbing systems.
- 21+ year supervising maintenance technicians, including scheduling and performance reviews.
- 3EPA Section 608 certification required for refrigerant handling.
- 4CPO (Certified Pool Operator) preferred, with ability to pass certification within 6 months.
- 5High school diploma or GED; additional education in facilities management is a plus.
- 6Proficiency in Microsoft Office (Excel, Word, Outlook) for work orders and budget reports.
- 7Ability to lift 50 pounds, climb ladders, and work in confined spaces as needed.
- 8Valid driver's license preferred; a liability waiver available for candidates without one.
