Overview

You will own the upkeep of our 70+ multifamily properties, ensuring safety and market readiness. You will work with on-site property management and report to Lead Maintenance. This role is unique for its clear safety standards, 24-hour service response, and 7-day unit turnaround. OSHA compliance is critical. You will also handle fire, electrical, and security systems. Your impact shows in every resident's daily experience.

What You'll Do8

  • 1Adhere to OSHA and MORGAN Operations manuals, monitoring fire, electrical, and security systems.
  • 2Inspect the community daily, reporting hazards to Lead Maintenance and maintaining safety standards.
  • 3Maintain flammable materials and SDS for all chemicals, ensuring secure storage.
  • 4Assist preventive maintenance for building interiors, exteriors, pools, fitness equipment, HVAC, and lighting.
  • 5Respond to all service requests within 24 hours, completing them correctly and timely.
  • 6Ensure vacant units are market ready within 7 days.
  • 7Maintain inventory of tools and supplies within budget.
  • 8Build relationships with associates across departments, including property management personnel.

Requirements8

  • 1Ability to perform physical tasks: bending, stooping, squatting, kneeling, climbing stairs and ladders, pushing/pulling, reaching above shoulders, grasping and finger dexterity.
  • 2Lifting/carrying: 25-75 lbs frequently, 75-150 lbs occasionally, over 150 lbs rarely, often with assistance.
  • 3Vision: frequent need to see clearly beyond arm's reach, read cautionary labels, and observe areas needing attention.
  • 4Hearing/speaking/writing: constant requirement to give information and receive instructions from residential management (33%-66%), ability to read, write, and understand English.
  • 5Driving: occasional use of personal vehicle to pick up parts, must have valid driver's license, insurance, and registration.
  • 6Ability to be on-call and arrive on property on short notice.
  • 7Working environment: constantly outdoors in all weather conditions (66%-100%), frequently indoors in uncomfortable temperatures, occasional exposure to paint fumes and solvents, wear PPE including N-95 mask, rubber gloves, and eye protection when necessary.
  • 8Occasional work in awkward confining positions (1%-33%).
