What You'll Do9

  • 1Coordinate and schedule resident service requests and work orders, ensuring timely completion and resident satisfaction.
  • 2Inspect grounds, buildings, and community features daily to identify and correct hazards or liability concerns.
  • 3Manage maintenance supply inventory and place orders within budget guidelines set by the Community Manager.
  • 4Implement a preventative maintenance program to extend the life of the community and minimize future repairs.
  • 5Maintain a clean and organized maintenance shop, adhering to safety standards and OSHA guidelines.
  • 6Conduct unit inspections and manage make-ready status, tracking all work through accurate records.
  • 7Supervise, train, and schedule maintenance staff, checking work progress and providing immediate instruction as needed.
  • 8Deliver excellent customer service by monitoring service request turnaround and ensuring consistent resident communication.
  • 9Participate in on-call emergency coverage and ensure timely response to property emergencies.

Requirements8

  • 1High School Diploma or equivalent required.
  • 2EPA and CPO certifications required; HVAC certification desired.
  • 32+ years experience in property maintenance, with at least 1 year in a supervisory role.
  • 4Ability to operate on-site software and basic computer skills.
  • 5Knowledge of Fair Housing Laws and OSHA requirements.
  • 6Physical ability to lift 100+ lbs, work in tight spaces, and tolerate outdoor weather conditions.
  • 7Valid driver's license and reliable transportation for on-call emergencies.
  • 8Strong communication and customer service skills.
