Overview
You will own the full scope of maintenance for a multi-unit residential property in Philadelphia, ensuring a safe, welcoming environment for residents. You will handle routine repairs, preventive inspections, and urgent call-outs, supported by a team that values your skills and invests in your growth. Most communities here earn 90% or higher on inspections, and your work directly contributes to that success. You'll report to a Community Manager and collaborate with a property team that prioritizes safety and efficiency.
What You'll Do8
- 1Change light bulbs, unclog drains, and fix leaky faucets to keep the property functional and safe.
- 2Patch drywall, paint common areas, and complete carpentry tasks to maintain high curb appeal.
- 3Maintain grounds, including lawn care, snow removal, and cleaning shared spaces where residents gather.
- 4Respond to tenant repair requests within 24 hours, solving issues on the first visit when possible.
- 5Conduct regular inspections of the property, catching and fixing small problems before they become major ones.
- 6Assist with major repairs and renovations to upgrade the property and extend its lifespan.
- 7Perform electrical and plumbing repairs using OSHA safety standards to prevent hazards.
- 8Keep maintenance logs and document work completed, aligning with company procedures.
Requirements8
- 12+ years of maintenance experience in a commercial or multi-unit residential setting.
- 23-4 years of experience can offset the high school diploma requirement.
- 3Proven skills in plumbing, electrical, carpentry, and painting.
- 4Current license or certification in one trade: electrical, plumbing, carpentry, HVAC, fire protection, or mechanical.
- 5Valid driver's license and reliable transportation to reach the property within 30 minutes.
- 6Willingness to be on-call 24/7 for emergencies.
- 7Knowledge of OSHA, fire prevention, and safety regulations.
- 8Capacity to lift 55 pounds independently and climb ladders at varying heights.
