Own the physical upkeep of a growing multifamily portfolio across Philadelphia, keeping every unit and common area move-in ready. You'll handle light repairs, deep cleaning, and seasonal grounds work on 5+ years of properties, supporting construction and property management teams. Work independently, with minimal oversight, on turnovers and building openings, and coordinate with the team for larger projects. What You'll Do8

  • 1Perform light maintenance, including drywall patches, paint touch-ups, and basic HVAC filter changes on 10+ units per week
  • 2Execute full apartment turnovers: scrub kitchens, bathrooms, and living areas, and wax floors to ready units for new tenants within 3 days
  • 3Maintain common areas and building interiors, handling daily trash, mopping, and window washing to preserve curb appeal across 20+ properties
  • 4Keep grounds clean year-round, including mowing, weeding, and sweeping walkways to uphold street appeal
  • 5Clear snow and apply salt during winter events, including after-hours call-ins to keep walkways safe
  • 6Document completed work and report supply needs to the property manager each shift
  • 7Assist with building openings and special projects as assigned, adapting to shifting priorities
  • 8Inspect units and common spaces for safety hazards, reporting issues immediately

Requirements8

  • 11+ years in facilities maintenance or custodial work, with hands-on use of buffers, pressure washers, and hand tools
  • 2High school diploma or equivalent
  • 3Proficient English verbal and written communication skills
  • 4Ability to lift 50 pounds and stand for 8+ hours daily
  • 5Comfortable working on ladders and in confined spaces
  • 6Valid driver's license and reliable transportation to travel between properties
  • 7Flexibility for occasional evening or weekend snow duty
  • 8OSHA awareness or basic safety certification preferred
