What You'll Do10

  • 1Turn vacant units within 3-5 business days, scheduling all apartment turns and walking move-outs with the Property Manager to determine repair costs.
  • 2Handle light electrical, plumbing, carpentry, and masonry repairs to keep units and common areas safe and functional.
  • 3Maintain all common areas, including sweeping, mopping, vacuuming, trash removal, window cleaning, and pressure washing.
  • 4Keep pools and Jacuzzis clean and compliant, performing routine checks and chemical balancing.
  • 5Organize the maintenance shop and train other maintenance staff on safe practices and efficient workflows.
  • 6Partner with the Property Manager to build a preventive maintenance program and conduct weekly community light inspections.
  • 7Select and oversee outside contractors, verifying their insurance and inspecting their completed work for quality.
  • 8Monitor and adhere to the maintenance budget, ordering supplies and tracking expenses.
  • 9Ensure EPA requirements and Fair Housing laws are met in all maintenance activities.
  • 10Document move-out conditions by video, manage key property records like water shut-offs and meter locations, and join on-call rotations as scheduled.

Requirements8

  • 12+ years of maintenance experience in multifamily housing, with knowledge of plumbing, electrical, HVAC, and appliance repair.
  • 2Valid driver's license with an acceptable driving record and proof of automobile insurance.
  • 3EPA certification preferred; if required, must obtain within 90 days of hire.
  • 4Experience turning units in 3-5 business days and managing service request workflows.
  • 5Strong time management and attention to detail in a fast-moving property.
  • 6Ability to lift heavy objects (up to 50 pounds) and stand for extended periods.
  • 7Clear communication skills with residents, staff, and vendors in a team environment.
  • 8Willingness to work on-call hours, weekends, and travel for training as needed.
