Overview

You will own maintenance operations for a 280-unit apartment community, directing a team of three while personally troubleshooting HVAC, plumbing, and electrical systems. What You'll Do10

  • 1Troubleshoot and repair HVAC systems, plumbing, electrical, and major appliances, ensuring quick resolution of work orders.
  • 2Supervise and schedule three maintenance assistants, assigning tasks and monitoring quality to meet deadlines.
  • 3Coordinate apartment make-readies, completing unit turns within 72 hours and maintaining inspection standards.
  • 4Maintain the community pool and equipment, following Texas pool safety regulations and performing chemical tests daily.
  • 5Respond to emergency maintenance calls during on-call rotation, resolving issues such as water leaks and power outages.
  • 6Manage inventory and vendor relationships, ordering parts and supplies while controlling costs.
  • 7Conduct daily property inspections, addressing safety hazards and appearance issues immediately.
  • 8Train and coach team members on repair techniques and safety protocols, fostering accountability.
  • 9Prepare and submit maintenance documentation, including make-ready checklists and SDS records.
  • 10Partner with the Property Manager to prioritize projects and control the maintenance budget.

Requirements10

  • 15+ years of apartment or multifamily maintenance experience, with at least 2 years in a leadership role.
  • 2Current HVAC certification and Pool Operator certification required.
  • 3Proven ability to repair HVAC, plumbing, electrical, and appliances independently.
  • 4Experience supervising a team of 2 or more technicians, including scheduling and training.
  • 5Strong knowledge of OSHA and EPA regulations, as well as local building codes.
  • 6Ability to lift 50 lbs and work in various weather conditions.
  • 7Valid driver's license and reliable transportation for off-site supply runs.
  • 8Excellent communication skills for resident interactions and vendor coordination.
  • 9Proficiency with maintenance software for work order tracking and documentation.
  • 10Availability for on-call rotation, including evenings and weekends.
