What You'll Do9
- 1Lead a maintenance team, assign service requests, and ensure timely, professional completion across the property.
- 2Diagnose and repair HVAC, plumbing, electrical, and appliance issues, including EPA-related refrigerant handling.
- 3Oversee the make-ready process, directing techs on drywall, painting, carpentry, and fixture installations.
- 4Coordinate vendors for specialized repairs and negotiate service contracts within budget.
- 5Develop and manage the maintenance budget, tracking supply costs and labor hours.
- 6Log and close work orders in the system, following up on unresolved items and communicating supply needs.
- 7Enforce safety protocols, keeping grounds, shops, and common areas hazard-free.
- 8Participate in on-call rotation, responding to emergencies and directing after-hours repairs.
- 9Train and mentor technicians, improving their skills in HVAC, plumbing, and electrical repair.
Requirements7
- 12+ years of apartment maintenance experience with supervisory or management duties.
- 2HVAC knowledge and EPA certification preferred; CPO or other certifications a plus.
- 3Hands-on skills in plumbing, electrical, appliance repair, carpentry, and drywall.
- 4Strong leadership and communication abilities for team and vendor management.
- 5Valid driver's license and reliable transportation.
- 6Ability to lift 50 lbs, climb ladders, and work in varying weather.
- 7Willingness to participate in on-call rotation, weekends, and overtime.
