Overview
You will lead and train a maintenance team, supervise daily operations, and drive service excellence across a multifamily property in Houston. Reporting to the Property Manager, you will coordinate make-readies, manage work orders, and uphold safety standards. What You'll Do7
- 1Lead and train maintenance staff during daily operations, setting clear priorities and standards.
- 2Complete service requests within 24 hours, diagnosing issues with HVAC, plumbing, electrical, and appliances.
- 3Coordinate make-readies and unit turns, scheduling inspections and ensuring apartments meet move-in standards.
- 4Manage inventory of parts and tools, ordering supplies and maintaining tool organization.
- 5Participate in the on-call rotation, responding to after-hours emergencies within 20 minutes.
- 6Support the Property Manager with capital projects, preventative maintenance, and vendor coordination.
- 7Enforce safety and cleanliness standards, conducting regular property walks and inspections.
Requirements10
- 12+ years as a maintenance technician in multifamily housing, required.
- 2Valid HVAC Certification (EPA 608 or equivalent).
- 3Valid driver's license and reliable transportation.
- 4Stable work history with verifiable references.
- 5Personal set of basic hand tools (screwdrivers, wrenches, multimeter).
- 6Proven ability to coach and lead service technicians.
- 7Strong organizational and time-management skills, with attention to detail.
- 8Ability to lift 50 lbs individually and 100 lbs with assistance.
- 9Bilingual English/Spanish is a plus.
- 10Reside within 20 miles of the property or be willing to relocate.
