What You'll Do8
- 1Complete maintenance work orders within 24 hours, prioritizing urgent repairs for resident comfort.
- 2Perform apartment make-ready tasks, including painting, patching, and fixture replacement, to prepare units for move-in.
- 3Diagnose and repair HVAC systems, including furnaces and air conditioning units, to maintain climate control.
- 4Fix plumbing leaks and perform minor pipe repairs to prevent water damage and maintain functionality.
- 5Maintain pool equipment and ensure chemical balance and safety compliance with local regulations.
- 6Execute preventative maintenance on building systems to reduce breakdowns and extend asset life.
- 7Respond to emergency maintenance requests during on-call rotation, resolving issues like bursts or power failures.
- 8Assist with property upkeep, including lighting, locks, and common areas, to uphold curb appeal.
Requirements7
- 1EPA certification for handling refrigerants, mandatory for HVAC work.
- 2Pool certification preferred for maintaining pool systems.
- 31+ years of experience with apartment maintenance and make-ready processes.
- 4Working knowledge of furnaces and plumbing systems.
- 5Ability to use work order systems to track and close tasks.
- 6Physical stamina for standing, bending, lifting up to 50 lbs, and walking property grounds.
- 7Strong problem-solving skills to diagnose issues without direct supervision.
