Overview
Own maintenance and make-ready for Freehill Street Lofts, a 94-unit apartment community in Houston, Texas. Report directly to property management and work with a small team of technicians. This role combines hands-on repairs with a customer service focus, ensuring vacant units turn quickly and residents get fast fixes. You'll handle everything from HVAC to plumbing, electrical, and carpentry, with a HVAC Certification required. A 1+ year of apartment maintenance experience and on-call availability set you apart in this full-time position.
What You'll Do9
- 1Perform HVAC repairs and tune-ups on 5+ units weekly, including compressors, thermostats, and refrigerant leaks.
- 2Diagnose and fix plumbing issues: leaks, clogs, and fixture replacements across the property.
- 3Troubleshoot and repair electrical systems: outlets, switches, panels, and lighting in occupied and vacant units.
- 4Execute make-ready punch lists: patch drywall, paint, replace appliances, and ensure units pass inspection before move-in.
- 5Respond to resident service requests within 24 hours, logging details in the work order system and updating status.
- 6Maintain common areas: pool, gym, laundry, and hallway amenities; keep them clean and functional.
- 7Take on-call shifts for emergency repairs, responding to after-hours calls for water leaks, HVAC failures, and lockouts.
- 8Manage inventory of spare parts and supplies, ordering through the property manager to minimize downtime.
- 9Collaborate with the leasing team to prioritize move-in readiness and coordinate with vendors for major repairs.
Requirements8
- 1HVAC Certification required (e.g., EPA 608 or state equivalent).
- 21+ years of apartment maintenance experience, including make-ready and service requests.
- 3Proven ability to repair plumbing, electrical, carpentry, drywall, and paint with minimal supervision.
- 4Reliable transportation and ability to commute to Houston, TX 77034; must be available for on-call rotation.
- 5Strong customer service skills and a team-player attitude focused on resident satisfaction.
- 6Physical stamina to lift 50+ lbs, climb ladders, and work in tight spaces throughout the property.
- 7Familiarity with work order systems and preventive maintenance tracking tools.
- 8Willingness to work full-time hours, including some weekends and holidays as needed.
