What You'll Do9

  • 1Lead the maintenance team to complete work orders and preventive maintenance within 24 hours.
  • 2Diagnose and repair HVAC and plumbing infrastructure, including chillers and boilers.
  • 3Maintain EPA compliance by keeping logs and documentation for refrigerants and hazardous materials.
  • 4Oversee CPO-certified pool and water systems, ensuring chemical balances and safety.
  • 5Develop and implement preventive maintenance schedules to cut equipment downtime by 20%.
  • 6Coordinate with vendors and contractors for specialized repairs, negotiating service contracts.
  • 7Enforce safety protocols and conduct weekly inspections to meet OSHA standards.
  • 8Manage maintenance inventory, ordering parts to keep stock ready for urgent repairs.
  • 9Track work orders and equipment status in Yardi, reporting compliance metrics to property management.

Requirements9

  • 13+ years supervising maintenance in multifamily or commercial properties.
  • 25+ years hands-on experience with HVAC systems and plumbing repairs.
  • 3CPO certification required, with knowledge of pool chemistry and filtration.
  • 4EPA Section 608 certification for refrigerant handling.
  • 5Proven track record of managing a team of 2-5 technicians.
  • 6Ability to read blueprints, schematics, and technical manuals.
  • 7Strong problem-solving skills for diagnosing electrical and mechanical failures.
  • 8High school diploma or equivalent; technical degree or HVAC certification preferred.
  • 9Valid driver's license and reliable transportation for parts runs.
