Maintenance Manager, Multifamily Property & Onsite Operations
Overview
The Maintenance Manager will oversee on-site property maintenance for a 293-unit community and drive NOI through safe, timely repairs within budget. You will manage a team of technicians, coordinate with the community leadership, and ensure compliance with safety codes. This role emphasizes resident retention through reliable service and proactive maintenance while staying aligned with budgetary goals. What You'll Do10
- 1Build and supervise a skilled maintenance team to ensure safety, cleanliness, and reliability of the property
- 2Review budgets, secure bids, process POs and invoices to control costs
- 3Prioritize and close work orders efficiently to meet resident expectations
- 4Oversee HVAC electrical and plumbing systems and respond to maintenance emergencies
- 5Maintain records and implement preventative maintenance plans for OSHA compliance
- 6Mentor maintenance staff and foster a culture of continuous skill development
- 7Coordinate with property management on safety programs and inspections
- 8Liaise with residents and managers to address service requests and feedback
- 9Monitor fire safety, codes compliance, and property inspections
- 10Lead after-hours emergency response and ensure a drug and alcohol-free workplace
Requirements5
- 1High school diploma or GED – Preferred
- 2Two years of multifamily maintenance experience and/or training
- 3Minimum of one year of supervisory experience – Preferred
- 4EPA certification required – Preferred
- 5CPO – Preferred
