You will oversee all maintenance operations for a 354-unit garden-style community in San Francisco, ensuring buildings, grounds, and amenities meet Greystar standards for quality and safety. You will lead a service team, manage work orders, and coordinate make-ready processes to deliver exceptional resident experiences. With 1-2 years of hands-on experience in HVAC, plumbing, and general maintenance, you will drive preventive maintenance and cost-control initiatives. This role offers a 40% housing discount and bonus potential, with a schedule of Monday-Friday 9AM-5PM and on-call rotation.

What You'll Do9

  • 1Diagnose and repair maintenance issues from resident work orders, ensuring timely and code-compliant solutions.
  • 2Lead the make-ready process for vacant units, including inspections, punch lists, vendor coordination, and final quality checks.
  • 3Establish and enforce cleanliness standards for grounds, amenities, and common areas to reflect Greystar quality.
  • 4Inspect team and contractor work to verify quality and scope, implementing corrective actions as needed.
  • 5Manage inventory of spare parts and supplies within budget, ordering tools and materials through the Community Manager.
  • 6Execute monthly preventive maintenance procedures per company policy, focusing on HVAC systems and plumbing.
  • 7Assist the Community Manager with maintenance budgets and capital projects, identifying cost-saving opportunities.
  • 8Conduct safety meetings, maintain MSDS sheets, and ensure OSHA compliance across the community.
  • 9Respond to resident inquiries and complaints with professionalism, demonstrating strong customer service skills.

Requirements9

  • 11-2 years of property management maintenance or related trade experience.
  • 2High school diploma, GED, or equivalent training.
  • 3EPA certification Type I and II or Universal for sealed HVAC systems.
  • 4Valid driver's license to operate a golf cart on property.
  • 5Proficiency with hand tools, power tools, and measuring devices.
  • 6Strong interpersonal and communication skills for resident and team interactions.
  • 7Basic math skills for financial and administrative documents.
  • 8Ability to lift up to 25 pounds independently and 50 pounds with assistance.
  • 9Must work flexible schedule including on-call evenings, weekends, and holidays.
