Overview
You will own the physical condition of a 330-unit mid-rise property in San Francisco, resolving resident requests and completing preventative maintenance with 1-2 years of experience. You will work with pneumatic systems, HVAC, and electrical components to keep the building safe and functional. The role includes a 20% housing discount and incentive-based bonuses, and you will be on call with Sundays and Mondays off. What You'll Do9
- 1Complete assigned work orders by diagnosing defects and performing repairs in accordance with OSHA and code requirements.
- 2Execute the make-ready process for vacant apartments, including pre-move-out inspections, punch lists, and vendor coordination.
- 3Track inventory and materials, returning unused supplies and notifying the supervisor about reorder needs.
- 4Document all service requests accurately to ensure proper tracking and completion.
- 5Maintain grounds, common areas, and amenities by cleaning, pressure-washing, and painting as needed.
- 6Support cost control by fixing parts instead of replacing them and using tools correctly.
- 7Attend safety meetings and complete required training on OSHA and other safety laws.
- 8Inspect contractor work to verify quality and adherence to specifications.
- 9Participate in property inspections to identify safety and maintenance concerns.
Requirements8
- 11-2 years of maintenance experience in a residential or commercial setting.
- 2EPA certification Type I and II or Universal for refrigerant recycling.
- 3Valid driver's license to operate a golf cart on property.
- 4Ability to stand, walk, sit, bend, stoop, climb ladders, and crawl in confined areas.
- 5Ability to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
- 6Ability to lift up to 25 pounds independently and 50 pounds with assistance.
- 7Willingness to work a flexible schedule, including evenings, weekends, and holidays with on-call duties.
- 8All certifications required by state and local jurisdictions.
