What You'll Do11
- 1Assist and complete work orders for resident requests and routine upkeep diagnosing defects and making repairs according to policies and codes.
- 2Oversee make-ready process preparing vacant units by creating punch lists scheduling vendors and inspecting completed work.
- 3Develop standards for community grounds amenities and building exteriors to reflect Greystar quality.
- 4Periodically inspect work by service teams and contractors to verify quality adherence to specifications.
- 5Maintain spare parts inventory and order supplies with Community Manager within budget guidelines.
- 6Complete monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.
- 7Assist Community Manager in developing budgets for repair maintenance and capital projects.
- 8Support cost-cutting efforts by fixing parts instead of replacing and practicing proper tool usage.
- 9Conduct scheduled safety meetings ensure MSDS sheets are current and stay updated on OSHA regulations.
- 10Demonstrate customer service skills treating residents and team members with respect and handling complaints efficiently.
- 11Apply logical thinking to define and correct problems while maintaining proficiency in internet word processing and mathematical calculations.
Requirements8
- 13-5 years of maintenance supervisor experience with previous maintenance required preferring mid-rise experience and Yardi/Happy Co experience.
- 2EPA certifications Type I and II or Universal if working on sealed HVAC systems and all state/local jurisdiction certifications.
- 3Valid driver’s license for golf cart operation if applicable.
- 4Ability to stand walk sit bend stoop climb ladders reach carry crawl and work in all weather conditions.
- 5Flexible work schedule including evenings weekends and holidays with occasional call-in duties.
- 6High school diploma GED or related experience and training.
- 7Proficiency in customer service interpersonal communication and record keeping using Microsoft Office and database management programs.
- 8Strong mathematical skills for financial document review and ability to perform basic arithmetic operations.
