Maintenance Supervisor, Asset Living & Property Management
Overview
Own end-to-end maintenance operations for multifamily communities at scale across diverse property types. Lead maintenance staff and vendors to ensure safety, compliance, and timely service requests. Work alongside the Community Manager to maintain property condition, reduce liabilities, and extend asset life. This role stands out through EPA/OSHA adherence, on-call emergency coverage, and a strong focus on preventive maintenance.
What You'll Do10
- 1Build and manage daily maintenance operations across common areas and units to meet service levels
- 2Coordinate and respond to resident requests and work orders while maintaining budget guidelines
- 3Inspect grounds and structures daily to identify hazards and implement corrective actions
- 4Maintain a preventative maintenance program to extend asset life and minimize repairs
- 5Supervise maintenance staff and vendors, providing coaching and ensuring quality workmanship
- 6Plan for and execute make-ready and rehabilitation activities, ensuring timely completion
- 7Maintain records of service requests, PM activities, and EPA/OSHA standards with accuracy
- 8On-call emergency coverage and safe, compliant operations across the community
- 9Lead safety initiatives and OSHA compliant practices within the maintenance shop
- 10Oversee inventory, equipment, and supplies to optimize resource use
Requirements10
- 1High School Diploma or Equivalent
- 2EPA and CPO certification required
- 3HVAC desired
- 4Ability to understand and perform on-site software functions; basic computer skills
- 5Knowledge of Fair Housing Laws and OSHA requirements
- 6Must have reliable transportation for on-call duties
- 7Strong communication and customer service skills
- 8Physical ability to perform duties including lifting 100+ lbs and working in various environments
- 9Experience supervising maintenance staff and coordinating with management
- 10On-call availability including nights, weekends, and holidays
