Maintenance Supervisor, Property Management & HVAC Knowledge
Overview
Oversee the property maintenance team across buildings and grounds at a Phoenix community, ensuring upkeep, preventive maintenance, and timely service requests at scale. The role collaborates with managers, vendors, and internal teams to maintain safety and quality. You will lead hands-on maintenance, supervise staff, and improve maintenance processes in a fast-paced property management environment.
What You'll Do10
- 1Build and schedule daily maintenance tasks including prep for vacant units and preventative maintenance
- 2Lead interview support and recommendations for service, housekeeping, custodial, and grounds personnel with the manager
- 3Train and develop service, housekeeping, custodial, and grounds staff
- 4Manage tools, equipment, and work areas ensuring cleanliness and safety
- 5Oversee inventory, ordering, and delivery of supplies for service, custodial, and grounds departments
- 6Ensure OSHA standards and company safety policies are followed at all times
- 7Handle lock-outs and provide 24-hour response to service requests
- 8Be available for on-call work and respond to unusual or extraordinary property circumstances
- 9Maintain vendor schedules and approvals for all external work
- 10Maintain a positive relationship with internal and external contacts and supervise snow removal when needed
Requirements10
- 1Knowledge in HVAC, plumbing, and electrical
- 2Self-motivated with attention to detail
- 3Ability to operate various hand tools including power tools
- 4Ability to maintain positive relationships with internal and external contacts
- 5Effective communication skills
- 6Property maintenance/handyman experience
- 7Supervisory experience preferred
- 8On-call availability and ability to handle after-hours situations
- 9Commitment to safety policies and MSDS documentation
- 10Basic inventory and supply management skills
