Overview

You will own the full physical upkeep of a residential property and direct a maintenance team in Washington, DC. This role reports to the Property Manager and carries a $2,000 Sign-On Bonus. You will coordinate daily repair projects, emergency response, and unit turnover. You will also handle training, inventory, and safety compliance. What sets this role apart is the hands-on scope: from HVAC and electrical to carpentry and snow removal, you will keep every system running.

What You'll Do9

  • 1Direct the maintenance staff and schedule shifts to meet property needs.
  • 2Respond to emergency calls during on-call shifts, including after-hours, and coordinate catastrophic event response.
  • 3Oversee make-ready units and work orders to hit leasing metrics.
  • 4Perform light electrical repairs on fixtures, switches, and outlets.
  • 5Execute light plumbing work, such as clearing stoppages and replacing fittings.
  • 6Repair drywall, paint interiors and exteriors, and handle carpentry tasks like installing cabinets and trim.
  • 7Maintain grounds and common areas, including snow removal and trash pickup.
  • 8Document all maintenance, inspections, and purchase orders accurately.
  • 9Train and evaluate maintenance staff and ensure they meet safety and licensing standards.

Requirements7

  • 110+ years in maintenance trades, including carpentry, plumbing, electrical, and painting.
  • 2HVAC certification required; CFC Universal certification preferred.
  • 3Supervisory experience leading a maintenance team.
  • 4One semester of college or equivalent trade courses.
  • 5Knowledge of safety standards and contract work hours.
  • 6Strong time management and organizational skills.
  • 7Physical ability to stand, walk, bend, climb, and lift up to 50 pounds.
