Director of Housing Development, Affordable Housing Nonprofit
Overview
Director of Housing Development will own the full lifecycle of affordable housing projects, from site acquisition through construction and operation, at a community-based nonprofit in New York City. Reporting to the Executive Director, this role oversees a development team and external consultants, managing budgets, financing, and stakeholder relations. With a portfolio of 5+ years in affordable housing, this position shapes neighborhood impact and requires expertise in real estate finance, construction administration, and government funding. The Director also joins the agency's Management Team, driving new development opportunities and policy.
What You'll Do10
- 1Report to the Executive Director and Board of Directors on development activities, communicating financial risk and coordinating with fiscal, property management, and tenant services leaders.
- 2Manage concept, site selection, feasibility, due diligence, finance, construction, and operation for current and future real estate acquisitions and developments.
- 3Coordinate hiring of design teams and consultants, overseeing architects, engineers, contractors, and attorneys through design, entitlement, permitting, acquisition, and closing.
- 4Oversee project financing: review payment requests, budgets, and contracts; monitor development budgets, underwriting, and cash flow forecasts.
- 5Initiate and evaluate new development opportunities, assessing site feasibility, negotiating purchase agreements, and securing financing.
- 6Supervise development staff and manage projects directly as needed.
- 7Participate in fund development and leverage public, private, and nonprofit relationships to source new projects.
- 8Formulate development policy, goals, and budgets; research and develop new initiatives.
- 9Perform outreach and public relations, attending neighborhood and community meetings.
- 10Assist in investor relations activities as required.
Requirements8
- 15+ years of experience in affordable and/or supportive housing.
- 2Degree in real estate, urban planning, architecture, or equivalent preferred.
- 3Knowledge of building design and construction.
- 4Strong knowledge of federal, state, city, local, and private funding sources.
- 5Proven ability to work effectively with low-income, diverse, multi-ethnic populations.
- 6Excellent interpersonal and business communication skills, both written and verbal.
- 7Ability to prepare and analyze financial documents.
- 8Strong computer skills, including word processing and spreadsheets.
Salary Insight
$115 - $125k per year
