Overview
Own the financial and operational performance of a 200+ unit affordable housing community in Queens, NY. Lead leasing, maintenance, and compliance teams while delivering a luxury-minded resident experience. Drive audits, budgets, and KPI targets with Yardi and Forecast IQ. This role reports directly to regional leadership and owns all client and agency relationships.
What You'll Do10
- 1Lead the onsite team in leasing, maintenance, compliance, and administration, setting clear expectations and coaching for performance.
- 2Conduct daily property walks to ensure curb appeal, safety, and presentation meet company standards.
- 3Manage rent collections, delinquency, and operating budgets to hit financial targets.
- 4Review financial statements, variance reports, and KPIs to identify trends and implement improvements.
- 5Coordinate annual recertifications, lease renewals, and move-ins for full compliance with LIHTC, HUD, Section 8, and HPD.
- 6Prepare for regulatory audits, ensuring all files and data in Yardi are accurate and audit-ready.
- 7Drive occupancy and leasing by implementing marketing strategies and monitoring market conditions.
- 8Partner with asset managers and ownership to deliver operational and financial updates.
- 9Manage capital projects, vendor contracts, and property improvements from planning to completion.
- 10Create executive reports and dashboards that track operational performance against goals.
Requirements11
- 15+ years managing multifamily properties, including affordable housing.
- 2Proven record leading and developing onsite teams to exceed performance targets.
- 3Expert knowledge of LIHTC, Section 8, HPD, HDC, HUD, and Mitchell-Lama regulations.
- 4Hands-on experience passing client and agency audits with minimal findings.
- 5Strong financial analysis skills: budgeting, variance review, and P&L management.
- 6Proficiency in Yardi Voyager is required; Forecast IQ experience is a plus.
- 7Track record hitting occupancy, leasing, collections, and renewal goals.
- 8Project management experience coordinating capital improvements and vendors.
- 9Excellent written and verbal communication for client and stakeholder presentations.
- 10Bachelor's degree preferred; certifications like ARM, RAM, CAM, or CPM preferred.
- 11Familiarity using AI tools to improve reporting and operational workflows.
