Portfolio Operations Manager
Overview
Own operational oversight for a portfolio of affordable housing communities across New York and New Jersey. Partner with the VP of Operations to drive financial performance, conduct audits, and improve property operations. Lead Yardi-based reporting and analytics, guiding site teams to meet KPIs. This role offers direct client interaction and a chance to shape process improvements with AI tools.
What You'll Do8
- 1Conduct monthly site audits to evaluate property condition, compliance, maintenance, leasing, and resident experience, then deliver action plans.
- 2Analyze monthly financial statements, variance reports, and operational metrics to identify trends and risks.
- 3Prepare annual budgets and forecasts using Yardi and Excel models, adjusting for market conditions.
- 4Drive portfolio KPIs by partnering with site teams to improve occupancy, collections, and expense control.
- 5Represent the VP of Operations in client meetings, delivering executive reports and presentations.
- 6Audit Yardi data integrity, including rent rolls, charge codes, and subsidy reports, to ensure accuracy.
- 7Develop dashboards and executive summaries to track performance and support decisions.
- 8Identify and implement workflow improvements and automation opportunities using technology and AI tools.
Requirements9
- 13-5+ years in multifamily operations, financial analysis, or property management.
- 2Strong Yardi experience required, with budgeting and forecasting preferred.
- 3Advanced Excel skills including formulas, pivot tables, and lookups.
- 4Bachelor’s degree in Business or related field.
- 5Experience with affordable housing programs such as LIHTC, Section 8, HPD/HDC, or Mitchell-Lama.
- 6Proficiency in Microsoft Office Suite: Excel, Word, Outlook, and PowerPoint.
- 7Demonstrated ability to prepare and review property budgets and financial reports.
- 8Strong analytical and problem-solving skills, with attention to detail and data accuracy.
- 9Excellent project management and organizational skills, managing multiple priorities.
