Overview

You will own the daily operations of a 350-unit scattered site portfolio, ranging from single-family homes to market-rate housing. Reporting to the Director of Property Management, you coordinate leasing, maintenance, and compliance across sites. You serve as the liaison between residents, HOA Boards, and HQS Inspections. This role requires 7+ years in housing finance or development, with 3+ years in property management. You thrive on independent decision-making and direct community impact.

What You'll Do8

  • 1Prepare FY/CY budgets for the assigned portfolio and monitor operating expenses against projections.
  • 2Maintain full occupancy at budgeted levels by advertising vacancies, showing units, and managing waitlists.
  • 3Ensure compliance with all housing regulations, including certifications and recertifications for affordable programs.
  • 4Counsel residents, process lease enforcement cases, and present results to committees and boards.
  • 5Supervise on-site staff, including hiring, training, and performance evaluations.
  • 6Conduct routine interior and exterior inspections, including move-in, move-out, and rehab checks.
  • 7Generate monthly reports on incidents, vacancies, variances, and reclasses.
  • 8Coordinate with HQS Inspections and REAC to meet regulatory requirements with minimal disruption.

Requirements8

  • 17+ years of increasingly responsible experience in housing finance, development, redevelopment, or acquisition.
  • 23+ years in property management, including 1+ years in affordable housing and supervisory duties.
  • 3Bachelor's degree in business administration, finance, or a related field.
  • 4Must pass LIHTC Program certification within six months of hire.
  • 5Knowledge of federal HUD and state regulations for public and conventional housing.
  • 6Working knowledge of preventive maintenance and unit inspection procedures.
  • 7Experience with Yardi is a plus.
  • 8Valid driver's license and ability to perform field work.
