What You'll Do10

  • 1Screen, hire, and mentor on-site property staff, building a culture of accountability and quality in LIHTC and HUD communities.
  • 2Drive net operating income by controlling costs, implementing revenue strategies, and adjusting tactics based on monthly budget variance analysis.
  • 3Develop annual operating budgets and forecasts, presenting monthly financial evaluations to leadership and clients.
  • 4Design and execute a yearly marketing plan, boosting occupancy and rental growth while ensuring leasing teams convert prospects and retain residents.
  • 5Coordinate with the Compliance team to ensure lease files, certifications, and recertifications meet HUD and LIHTC deadlines and accuracy.
  • 6Prepare properties for physical inspections under NSPIRE standards, addressing any deficiencies promptly.
  • 7Oversee maintenance and construction projects, ensuring quality and timely completion through vendor management and unit walkthroughs.
  • 8Resolve resident complaints and implement retention programs, such as community events and newsletters, to enhance satisfaction.
  • 9Respond to property emergencies, coordinating staff and resources to minimize liability and maintain safety.
  • 10Monitor all administrative reporting and lease documentation, ensuring accurate and timely submission to regional and corporate teams.

Requirements7

  • 12+ years managing affordable housing programs, including LIHTC or HUD (Project-Based Section 8, Section 236, PRAC, 811 PRA).
  • 2Proven experience as a Regional Manager in Multifamily Affordable Housing, overseeing multiple properties with strong client relations.
  • 3Track record of leading teams and driving operational performance across a portfolio of affordable properties.
  • 4Demonstrated skill in budgeting, forecasting, and financial reporting for real estate operations.
  • 5Ability to travel approximately 5% of the year for property visits and conferences.
  • 6Familiarity with USDA Rural Development, HOME Funds, and Bonds is a plus.
  • 7Preferred certifications: HCCP, HCP-E, COS, BOS, TCS, CPO, CAM, CAPS, or CPM.
