Regional Manager, Affordable Housing & LIHTC
Overview
You will own performance for a portfolio of affordable housing properties in the Greater Philadelphia area, ensuring inspection scores of 90%+ and financial goals. You will report to the company president and lead on-site teams at each property. The role blends operational oversight with strategic planning, plus business development input. You will join a third-party management firm overseeing 11,000+ apartments and work with RealPage or Yardi to drive results. This role stands out for its focus on LIHTC and Section 8 compliance, with a path to CPM designation.
What You'll Do10
- 1Align all property actions and policies with company standards and owner expectations, ensuring compliance in every decision
- 2Evaluate owner objectives and financial goals, delivering analytical insights and recommendations to address concerns
- 3Develop a comprehensive Business and Operating Plan that outlines strategic direction and operational framework for each property
- 4Structure property operations and set performance goals for on-site management, fostering team collaboration toward objectives
- 5Recruit, train, and supervise on-site personnel, building a motivated, high-performing team
- 6Monitor income and expenses to maximize financial performance, reviewing budgets and variance reports monthly
- 7Implement standard operating procedures per policy manuals and adjust property performance against the plan
- 8Communicate regularly with owners and corporate officers about operational developments and strategic deviations
- 9Conduct formal examinations to ensure compliance with all company and regulatory policies
- 10Drive professional growth by completing advanced courses, earning designations like CPM or PCAM, and participating in industry groups
Requirements9
- 15+ years as a Regional Manager for LIHTC and Project Based Section 8 properties
- 2Personal vehicle, valid driver's license, and current automobile insurance
- 3Real Estate Sales or Associate Brokers License per state requirement
- 4Working knowledge of RealPage or Yardi
- 5Tax Credit Certification (required)
- 6Project Based Section 8 Designation (required)
- 7CPM designation preferred
- 8Experience developing annual budgets
- 9Experience preparing monthly variance reports
