Overview

Abstractor/Title Specialist will own title research for right of way projects at scale, collaborating with Field Right of Way Supervisors and clients. You will conduct online title searches, prepare grants and releases, and compile comprehensive abstracts from patent to current date. This role combines knowledge of state title standards with hands-on data tools to identify defects and inform property ownership decisions.

What You'll Do10

  • 1Build and refine title abstracts from patent to present date showing liens and encumbrances
  • 2Plot metes and bounds and read diverse maps to ensure accurate property descriptions
  • 3Identify title defects and communicate issues to Field Right of Way Supervisor or legal counsel
  • 4Prepare final report of records and assess effects of liens on ownership
  • 5Review title information for accuracy and consistency against maps and deeds
  • 6Search county records for conveyances, leases, licenses, and other instruments
  • 7Generate project reports using Microsoft Access Excel Word and Project or similar tools with varied queries
  • 8Interpret deeds, leases, court actions, probates and documents impacting ownership
  • 9Specialize in land and right of way easement documentation and state title standards
  • 10Utilize industry software such as Sandy Knoll Real Estate Deed Drawing/Plotting, Greenbrier Graphics Net Deed Plotter, Google Earth Pro

Requirements9

  • 15+ years building title abstracts and performing online title searches
  • 2Proficiency in Microsoft Access Excel Word and Project or similar software
  • 3Strong knowledge of state-specific title standards and right of way ownership
  • 4Experience plotting metes and bounds and reading maps
  • 5Ability to compile chains of title and summarize instruments of record
  • 6Knowledge of county records, deeds, licenses, easements, and encumbrances
  • 7Familiarity with industry software for deed plotting and document management
  • 8Excellent attention to detail and ability to report title defects clearly
  • 9Onsite availability in Waltham, MA area and ability to support field operations
