Service Manager, Multifamily Unit Turns
Overview
You will own the launch and growth of Butler Plus's new Unit Turns division across Tampa and Orlando, serving 340,000+ apartment homes. You start hands-on, completing unit turns yourself while building field operations, onboarding subcontractors, and hiring technicians. This is a working leadership role: you shape processes, coach a growing team, and ensure every unit meets Butler Plus quality standards. You report to the General Manager and collaborate with the core doorstep trash-pickup division. What sets this apart: you build from zero, not inherit, with full ownership of operational success.
What You'll Do10
- 1Build the Unit Turns operation from launch, personally completing apartment turns alongside subcontractors and technicians.
- 2Onboard and develop subcontractor partners, coordinating schedules and field execution to maintain quality standards.
- 3Recruit, train, and coach Turn Technicians, instilling Butler Plus Core Values through daily field leadership.
- 4Conduct scope walks and inspect completed units, resolving punch list items before client delivery.
- 5Maintain documentation, photos, and closeout records for every project, ensuring accuracy and accountability.
- 6Drive customer satisfaction by building relationships with onsite property teams and communicating proactively.
- 7Implement quality-control standards and processes, collaborating with the doorstep trash-pickup division to elevate service delivery.
- 8Recommend process improvements that increase efficiency, quality, and customer experience, refining operating procedures as the business scales.
- 9Step into field work during peak demand, staffing shortages, or quality-recovery situations to protect service levels.
- 10Support performance management for technicians and subcontractors, monitoring workmanship, safety, and communication.
Requirements10
- 15-7 years in multifamily maintenance, unit turns, make-readies, or renovations with increasing responsibility.
- 23+ years leading field technicians, maintenance teams, or service crews.
- 3Proven ability to perform and supervise apartment turns and make-readies.
- 4Experience coordinating subcontractors, vendors, or field service partners.
- 5Strong understanding of turn scheduling, quality control, and customer communication.
- 6Ability to prioritize multiple projects while maintaining high quality.
- 7Comfort using Microsoft Office, mobile technology, and work order management systems.
- 8Valid driver's license with acceptable driving record; pass background check and drug screening.
- 9Willingness to travel throughout Tampa and Orlando markets, with Tampa as primary.
- 10Preferred: experience launching a new service line, familiarity with Yardi, Entrata, or RealPage, and an associate's or bachelor's degree.
