Overview

You prepare apartments for new residents at Birchstone, a multi-family property management company. You own the make-ready process from start to finish, turning units within 5 business days and meeting budget targets. You work directly with the Service Manager, handling repairs, inspections, and special projects. This role suits a hands-on technician who takes pride in delivering move-in-ready homes.

What You'll Do10

  • 1Meet with the Service Manager daily to review make-readies, service requests, and special projects.
  • 2Complete make-ready checklists and finish all repairs and improvements within the 5 business day turnaround window.
  • 3Repair window blinds, sheetrock, caulk and seal windows, sinks, toilets, baths, and showers, plus paint touch-ups and lighting fixtures.
  • 4Prefer repairs over replacements to control costs and meet expense targets.
  • 5Walk and inspect the community daily, ensuring grounds, common areas, and amenities meet Birchstone standards.
  • 6Report and correct unsafe conditions immediately, and maintain gate locks and security.
  • 7Pressure wash breezeways and pool areas, paint curbs and signs, and assist with trash pickup.
  • 8Manage inventory of tools, equipment, and supplies needed for work orders.
  • 9Support capital improvement projects and corporate maintenance initiatives.
  • 10Work on-call shifts to handle resident and community emergencies.

Requirements12

  • 1High School Diploma or equivalent required.
  • 26 months of maintenance work experience or training required.
  • 3Previous multi-family property maintenance experience preferred.
  • 4Working knowledge of drywall, electrical, carpentry, flooring, plumbing, painting, appliances, HVAC, and lock changes.
  • 5Experience in capital improvement projects and remodeling preferred.
  • 6HVAC Type 1 and Type 2 certifications preferred; Certified Apartment Maintenance Technician (CAMT) preferred.
  • 7Demonstrated written and verbal communication skills.
  • 8Ability to work independently and in a team, with strong problem-solving skills.
  • 9Knowledge of OSHA regulations and city, state, and federal codes.
  • 10Proficiency with Microsoft Office and ability to learn Entrata software.
  • 11Valid driver's license required.
  • 12Bilingual in English and Spanish strongly preferred.
