You will own the operation and maintenance of mechanical, electrical, and plumbing systems for commercial properties in Seattle. What You'll Do9

  • 1Perform plumbing, electrical, and HVAC repairs to keep building systems running.
  • 2Maintain heating equipment, chillers, DX units, pumps, cooling towers, fan coil units, VAV boxes, and air distribution systems.
  • 3Monitor and adjust mechanical and pneumatic equipment, steam stations, control gauges, and valves for occupant comfort.
  • 4Repair doors, ceilings, handrails, and floors, plus general property upkeep.
  • 5Inspect and repair plumbing fixtures including water closets, urinals, and lavatories.
  • 6Execute preventive maintenance: change filters, clean coils, flush condensers, grease bearings, and align pulleys and shafts.
  • 7Inspect engine rooms, fan rooms, cooling towers, motors, pumps, electric rooms, backup generator, and fire pumps.
  • 8Check emergency lighting and exit signs; perform fire and life safety inspections per NFPA and local codes.
  • 9Respond immediately to emergencies such as fire, evacuation, or equipment failure.

Requirements8

  • 15+ years of related work experience in commercial property systems.
  • 2High School Diploma or GED; graduate of apprentice program or trade school preferred.
  • 3Valid license or permit for trade, such as Journeyman Electrician, Master Electrician, or Refrigeration Certificate of Fitness.
  • 4Certification as Universal Technician for CFCs may be required.
  • 5Valid driver's license with a good driving record.
  • 6Basic computing skills in Outlook, Excel, and Word.
  • 7Experience in operation, maintenance, and repair of HVAC, boilers, heaters, pumps, refrigerant systems, and water systems.
  • 8Knowledge of energy management systems and building operations.
