Overview

Design and oversee the efficient operation and maintenance of mechanical electrical and plumbing systems across multiple properties. Ensure optimal building performance through proactive upkeep and adherence to safety standards. This role focuses on delivering reliable services while supporting property management objectives.

What You'll Do10

  • 1Perform all plumbing electrical and hvac requirements of the building(s)
  • 2Maintain heating equipment chillers dx units pumps cooling towers fan coil units vav and air distribution systems
  • 3Monitor and adjust mechanical pneumatic equipment steam stations control gauges distributor panels valves thermostats diffusers and other equipment
  • 4Repair doors ceilings hand railings and floors and handle general property improvements
  • 5Conduct preventive maintenance including filter changes coil cleaning condenser chiller heating and secondary water chemical treatment
  • 6Inspect engine room equipment fan room cooling towers motors house pumps electric rooms backup generators fire pumps sump pumps and ejector pumps
  • 7Replace lighting fixtures reinstall signage and ensure clear access to emergency exits
  • 8Verify operation of emergency exit signs and conduct fire safety inspections per nfpa and local regulations
  • 9Document activities report findings and respond to emergencies promptly
  • 10Maintain compliance with all codes regulations and company policies while practicing safe work habits

Requirements8

  • 15+ years of related work experience in operating mechanical electrical and plumbing systems in a commercial property setting
  • 2Appropriate license/permit for trade such as journeyman master electrician or refrigeration certificate
  • 3Valid driver’s license with good driving record
  • 4Basic computing skills in outlook excel and word
  • 5Knowledge of energy management systems and building operations
  • 6Physical ability to lift 50 lbs install rigging and move equipment
  • 7Experience with hvac boilers heaters pumps refrigerant systems compressors and water systems
  • 8Familiarity with building automation controls and preventive maintenance procedures
