What You'll Do15
- 1Perform all plumbing electrical or HVAC requirements of the building(s)
- 2Maintain heating equipment chillers DX units pumps cooling towers fan coil units VAV and air distribution systems
- 3Verify field conditions and perform necessary repairs or adjustments
- 4Monitor Energy Management
- 5Repair doors ceilings hand railings floors and other general property issues
- 6Replace plumbing fixtures water closets urinals flush valve assemblies lavatories
- 7Conduct preventive maintenance including filter changes coil cleaning condenser flushing
- 8Inspect engine room equipment fan room cooling towers motors house pumps electric rooms backup generators
- 9Check emergency exit signs lights ensure clear access to stairs and exits
- 10Perform fire and life safety inspections per NFPA and local jurisdiction
- 11Document and report activities to supervisor
- 12Respond immediately to emergencies equipment failure and customer concerns
- 13Comply with codes regulations and safe work habits
- 14Complete C&W Safety Training annually
- 15Follow dress code and maintain professional appearance
Requirements9
- 15+ years of related work experience in operating mechanical electrical and plumbing systems in a commercial property setting
- 2Appropriate license permit journeyman master electrician or city licenses such as refrigeration certificate
- 3Universal Technician certification depending on market licensure requirements
- 4Valid driver’s license with good driving record
- 5Basic computing skills in Outlook Excel and Word
- 6Knowledge of energy management systems techniques and operations
- 7Thorough understanding of building systems operations maintenance and repair
- 8Physical ability to lift 50 lbs install rigging and move equipment
- 9Ability to crouch reach bend and speak clearly to others
