Mortgage Servicing Property Preservation Specialist
Overview
Mortgage Servicing property preservation and post sale specialist owns the end-to-end management of defaulted and foreclosed assets from foreclosure through final resolution. You will ensure properties are secured, maintained, and compliant with investor and regulatory standards across a mortgage servicing portfolio. You will coordinate cross-functionally to minimize losses and support proper asset disposition. This role is office-based in Detroit with a focus on accuracy, timeliness, and compliance in every post-sale action.
What You'll Do10
- 1Build and manage a pipeline of loans from foreclosure sale through final resolution including conveyance, third party sale, or REO transfer
- 2Review foreclosure sale results and ensure accurate system updates and milestone tracking
- 3Coordinate and monitor property preservation activities including inspections, securing, winterization, repairs, and maintenance
- 4Review vendor reports, photos, and invoices for accuracy, quality, and compliance with guidelines
- 5Coordinate deed recording, title transfer, and document execution with attorneys and vendors
- 6Ensure timely conveyance of properties to investors/insurers or transfer to REO departments
- 7Prepare, submit, and track claims in accordance with guidelines from Fannie Mae, Freddie Mac, FHA, and VA
- 8Review expenses, advances, and fees for allowability and reimbursement eligibility
- 9Monitor timelines for post-sale actions such as redemption periods, eviction referrals, and property preservation
- 10Coordinate with internal teams including Foreclosure, Bankruptcy, Claims, and REO/Asset Management
Requirements10
- 1Bachelor’s degree in Business, Finance, or related field (or equivalent experience)
- 22–3+ years of experience in mortgage servicing, property preservation, default servicing, or post-foreclosure operations
- 3Strong knowledge of post-sale processes including conveyance, claims, REO, and eviction timelines
- 4Familiarity with investor/insurer guidelines (Fannie Mae, Freddie Mac, FHA, VA)
- 5Understanding of title, deed recording, and property transfer processes
- 6Strong attention to detail and ability to analyze reports and photographic evidence
- 7Strong analytical, organizational, and time management skills
- 8Ability to manage high-volume pipelines with strict deadlines
- 9Proficiency in mortgage servicing platforms (e.g., MSP/Black Knight) and Microsoft Office (Excel, Word, Outlook)
- 10Preferred: Experience with claims systems and reimbursement processes
