You will own maintenance operations at The Kendrick, a multifamily property in Dallas, resolving service requests for 200+ units while mentoring junior staff. You join a team of 4 technicians reporting to the Lead Maintenance Supervisor, covering repairs from plumbing to HVAC and landscaping. What You'll Do9

  • 1Complete service requests for occupied units, common areas, and vacant units, including lightbulb changes, unclogging pipes, faucet fixes, lock changes, tile installation, and painting.
  • 2Inspect appliances, A/C systems, toilets, faucets, showers, lights, disposals, and safety devices during unit turns and routine checks.
  • 3Perform plumbing repairs such as water heater replacement, drain line clearing, and replacing worn washers, gaskets, faucets, and floats.
  • 4Repair carpentry including kitchen cabinets, window screens, door locks, and drywall.
  • 5Diagnose and repair major appliances, completing mechanical fixes on refrigerators, washers, dryers, and stoves.
  • 6Execute electrical repairs including wiring fuses, fixtures, and sockets, and repair or install HVAC systems.
  • 7Troubleshoot HVAC equipment: compressors, condensers, thermostats, switches, relays, filters, belts, and safety valves.
  • 8Perform landscaping tasks: mowing, raking, trimming, debris removal, and painting interior or exterior surfaces.
  • 9Participate in rotating on-call schedule for after-hours and weekend emergencies, responding within 1 hour.

Requirements9

  • 12+ years hands-on maintenance experience in multifamily or similar property setting.
  • 2Universal EPA Certification or Type II for handling refrigerants.
  • 3Valid driver's license and auto liability insurance.
  • 4Reliable personal transportation for off-site errands and on-call response.
  • 5Physical ability: walk 8+ hours daily, lift 50 pounds frequently and 100 pounds occasionally, climb, stoop, bend, and grasp.
  • 6Visual acuity for inspecting small defects and parts, operating equipment, and reading instructions.
  • 7Detail-oriented with strong problem-solving skills.
  • 8Positive attitude and customer service focus, capable of consistently surprising and delighting residents.
  • 9Willingness to work any day of the week, 52 weeks a year, with rotating on-call shifts.
