Maintenance Technician Floater, Multifamily Property
Overview
You will own apartment turnover, routine repairs, and grounds upkeep across Florida multifamily communities, maintaining curb appeal and resident satisfaction. You report to the Community Director and collaborate with a property management team serving affordable and market-rate housing. This role stands out with travel across regional portfolios, CPO and EPA certification support, and a 20% rental discount.
What You'll Do9
- 1Prepare apartments for move-in by completing punch lists and resolving all check list items.
- 2Repair walls, flooring, countertops, fixtures, windows, doors, and appliances to quality standards.
- 3Respond to service requests, diagnose mechanical issues, and escalate complex HVAC, electrical, plumbing, or appliance cases.
- 4Paint interior and exterior surfaces including buildings, signs, speed bumps, and handrails with proper surface prep and coating selection.
- 5Maintain grounds: trash pickup, pressure washing, pool cleaning, and irrigation repairs.
- 6Perform preventive maintenance: replace filters, test smoke detectors, change bulbs, and document inspections.
- 7Assist with appliance moves, key making, and move-in/out inspections while orienting residents.
- 8Track service requests in the computer system and close completed orders, ensuring accurate records.
- 9Handle on-call duty and weekend pool maintenance, including hurricane response and compactor inspections.
Requirements8
- 1High school diploma or GED required.
- 21-2 years of maintenance experience in painting, plumbing, electrical, and carpentry.
- 3EPA certification (Universal or Type I & II) required at hire or within 6 months via company training.
- 4CPO certification needed to service pools, or willingness to obtain.
- 5Ability to read, write, and speak English for safety and productivity.
- 6Willingness to travel to communities within regional portfolios and work onsite.
- 7Basic mechanical knowledge and problem-solving aptitude.
- 8Ability to work independently with a sense of urgency and clear communication with residents.
