Overview
The Maintenance Service Manager owns upkeep of residential buildings and major appliances at a mid-Atlantic portfolio at scale. They lead a service team, coordinate preventive maintenance, and ensure responsive repairs while upholding safety and resident service standards. The role reports to the Community Manager and works alongside regional leadership to sustain high property conditions. This position blends hands-on maintenance with team leadership and vendor coordination to drive reliable operations.
What You'll Do10
- 1Lead maintenance activities across multiple buildings to preserve property value and resident satisfaction
- 2Schedule and supervise preventive maintenance, track work orders, and maintain maintenance logs
- 3Respond to emergencies such as flooding or sewer backups and coordinate timely restoration
- 4Direct service staff, assign tasks, train, and evaluate performance for efficiency
- 5Procure supplies at best prices, solicit bids from contractors, and manage vendor relationships
- 6Coordinate snow removal and cleaning of common areas during winter conditions
- 7Prepare written deficiency reports and communicate issues to the Community Manager
- 8Maintain safety and MSDS compliance and follow established safety procedures
- 9Maintain accurate records of equipment inventory, warranties, and service history
- 10Collaborate with Community Manager on budgets and financial implications of repairs
Requirements5
- 1Valid Driver's License required
- 2Minimum of two years of related experience or training, or equivalent combination
- 3HVAC, electrical, and plumbing certifications highly preferred
- 4Ability to communicate effectively with residents and staff
- 5Proficiency in reading and composing basic written communication and using units of weight, volume, and distance
