What You'll Do10
- 1Create and complete work orders in Yardi, syncing daily and updating residents on part delays.
- 2Walk the property daily, spot deficiencies, and submit work orders with photos.
- 3Conduct quarterly property and annual unit inspections using a phone or tablet, including photos and same-day sync.
- 4Clean common areas: sweep, mop, vacuum, empty trash, and wash windows.
- 5Use Zoom and Teams for meetings and trainings, keeping the camera on per policy.
- 6Order parts online and coordinate with the Procurement team for best pricing.
- 7Present safety topics at monthly meetings and coach other technicians on work order completion.
- 8Participate in the on-call emergency rotation for evenings, weekends, and holidays.
- 9Prepare vacant units for occupancy within five days, including painting and drywall repair.
- 10Maintain equipment logs and shutoff maps, and manage preventative maintenance contracts.
Requirements10
- 12+ years in a maintenance or construction environment.
- 2High school diploma or GED.
- 3Skilled in rekeying locks, rescreening windows, and unclogging sinks or toilets.
- 4Replace garbage disposals, faucets, and basic appliance parts.
- 5Complete drywall repairs and texture matching.
- 6Troubleshoot HVAC systems and perform routine maintenance.
- 7Operate a cell phone and tablet for work orders and time tracking.
- 8Lift up to 50 pounds regularly and 100 pounds occasionally.
- 9Read and interpret safety rules and maintenance instructions.
- 10Communicate effectively with residents and team members.
