Maintenance II Job in San Francisco | Eden Housing
Overview
You will own maintenance operations for up to 149 units across multiple properties, handling skilled repairs in plumbing, electrical, carpentry, and more. You will manage work orders via Yardi software and coordinate with residents and team members. Your work ensures safe, habitable living spaces. This role includes participation in an on-call rotation and potential entry into the Maintenance Onboarding Support program after 2 years.
What You'll Do10
- 1Create and complete work orders using Yardi software, syncing daily and communicating with residents about delays.
- 2Train other maintenance technicians on completing work orders via cell phone or tablet.
- 3Walk property daily to spot deficiencies, submit work orders, and complete quarterly and annual inspections with photo documentation.
- 4Perform custodial duties including sweeping, mopping, vacuuming, emptying trash, and window cleaning in common areas.
- 5Ensure trash enclosures are clear and dumpsters are inspected regularly, following safety protocols.
- 6Record time worked via cell phone, participate in Teams and ZOOM meetings with camera on, and order parts online.
- 7Assist with grounds work and maintain knowledge of water/gas cutoffs, sewer cleanouts, and property maps.
- 8Handle resident concerns with tact, adhering to Equal Housing Opportunity standards, and attend daily check-ins and safety meetings.
- 9Participate in emergency on-call rotation for evenings, weekends, and holidays.
- 10Prepare vacant units for occupancy within 5 days, including drywall repair, painting, and appliance troubleshooting.
Requirements9
- 1Minimum 2 years in maintenance or construction environment.
- 2High school diploma or GED.
- 3Proficient in rekeying locks, rescreening windows, unclogging sinks/toilets, and replacing garbage disposals and faucets.
- 4Ability to troubleshoot HVAC systems and complete routine appliance repairs.
- 5Skilled in drywall repair and texturing, interior/exterior painting, and door hanging.
- 6Ability to install blinds and follow manufacturer directions for products.
- 7Experience with preventative maintenance on equipment and maintaining accurate records.
- 8Ability to lift up to 100 pounds and work in various weather conditions.
- 9Effective communication with residents and team, including reading and interpreting documents.
