What You'll Do8

  • 1Own the preconstruction lifecycle from sales handoff to construction start, directing estimating, scope development, and bid package creation.
  • 2Serve as the primary client contact during preconstruction, communicating scope, timelines, and expectations clearly.
  • 3Solicit and evaluate subcontractor and vendor bids, ensuring competitive pricing and alignment with project goals.
  • 4Coordinate design reviews and constructability assessments with in-house teams and external consultants to ensure feasibility and code compliance.
  • 5Lead value engineering and design-to-budget solutions, balancing design intent with cost, schedule, and code constraints.
  • 6Manage permitting processes, including jurisdiction communications, submission timelines, and permit tracking.
  • 7Deliver comprehensive buyout packages and ensure seamless handoffs to construction management and field operations.
  • 8Improve preconstruction processes and digital tools, eliminating inefficiencies and supporting company growth.

Requirements7

  • 17-15 years of preconstruction experience, ideally in high-end residential, custom homes, or light commercial projects.
  • 2Design-build background preferred.
  • 3Deep understanding of construction methods, material selection, and cost impacts.
  • 4Skilled at balancing design intent with budget, code, and schedule constraints.
  • 5Adept at leading meetings, writing scopes, and translating ideas into actionable plans.
  • 6Process-minded with a track record of improving systems and eliminating inefficiencies.
  • 7Collaborative mindset, aligning internal teams, external partners, and clients around a shared vision.
