Commercial Preconstruction Manager, Columbus Construction
Overview
Lead preconstruction efforts from conceptual design through GMP/contract execution for high-profile retail, restaurant, and residential builds in Columbus. You will prepare conceptual budgets, quantity takeoffs, and detailed cost estimates, and manage the bid process. This role combines estimating expertise with hands-on project leadership, backed by Steiner + Associates. You will drive constructability reviews and coordinate with design teams, then manage select small projects through closeout. What You'll Do9
- 1Lead preconstruction efforts from conceptual design through GMP/contract execution for projects up to $10M.
- 2Prepare conceptual budgets, quantity takeoffs, and detailed cost estimates for retail, restaurant, and residential builds.
- 3Oversee the bid process including subcontractor solicitation, scope review, and proposal evaluation.
- 4Identify long-lead items and create procurement strategies to mitigate risk.
- 5Conduct constructability reviews and coordinate with design teams to resolve issues before construction begins.
- 6Provide input on project phasing, logistics, and sequencing.
- 7Lead preconstruction meetings and communicate progress, risks, and recommendations to leadership.
- 8Support business development efforts including client presentations and project pursuits.
- 9Manage select small commercial projects from planning through closeout, including scheduling, subcontractor coordination, and client communication.
Requirements9
- 17+ years in estimating and/or preconstruction in commercial construction.
- 2Bachelor's degree in Construction Management, Engineering, Architecture, or equivalent experience.
- 3Experience with retail, restaurant, and residential project types strongly preferred.
- 4Proven track record managing preconstruction on projects ranging from $1M–$10M.
- 5Ability to manage small commercial projects from start to finish.
- 6Strong knowledge of construction means, methods, sequencing, and risk management.
- 7Proficiency with estimating software: Sage, WinEst, OST, Bluebeam; Procore a plus.
- 8Excellent communication, presentation, and leadership skills.
- 9Strategic thinker who can manage multiple priorities in a fast-paced environment.
