Project Manager, High-End Residential Construction
Overview
You will own high-end residential and specialty renovation projects from estimating to closeout, with budgets up to $10M and teams of 20+ trades. You will report to the Director of Construction, partnering with architects and clients in the NYC area. This role offers direct influence on project outcomes and a clear track to senior leadership.
What You'll Do8
- 1Lead project kickoff, defining scope, schedule, and budget in Procore.
- 2Drive trade buyout and procurement, negotiating contracts with subcontractors and suppliers.
- 3Run weekly site meetings with field teams, enforcing safety and quality standards.
- 4Track project financials against budget, forecasting cost-to-complete and flagging variances.
- 5Review and approve change orders, purchase orders, and subcontractor pay applications.
- 6Maintain the master schedule in Microsoft Project, updating milestones and communicating shifts.
- 7Manage client communication, providing status reports and resolving issues within 24 hours.
- 8Handle closeout, delivering O&M manuals, warranties, and as-builts to clients.
Requirements7
- 13-5 years of project management in high-end residential, retail, or tenant improvement construction.
- 2Proficiency in Procore, Microsoft Project, and Excel.
- 3Experience with construction accounting, including job costing and budget management.
- 4Strong building knowledge: carpentry, MEP, and finishes.
- 5Exceptional communication and leadership skills.
- 6Detail-oriented with a craft-focused mindset.
- 7Bachelor's degree in construction management or related field preferred.
